Here are the Terms and Conditions of Mount Brandon Cottages. Please make sure to read them before booking a holiday cottage with us!

Accommodation Capacity

The total number of guests per house is not to exceed five individuals to sleep in the beds provided. In addition, each cottage can accommodate one infant under two years of age to sleep in the cot provided.

Arrival & Departure times

Arrival time is 5 p.m. Departure time is 11a.m. in Mount Brandon Cottages. These times must be strictly adhered to. In the event that you are unable to arrive or depart at the specified times, please seek approval from the management, who will endeavour to accommodate you.

Booking Deposit

A non-refundable deposit of 30% of total booking or a minimum of €150 per cottage is required to reserve accommodation. It is strongly recommended that clients take out holiday insurance upon booking to cover the possibility of cancellation charges. No letter of confirmation can be dispatched to you until the booking deposit has been received.

Balance of Payment

The remainder of rental cost (after deduction of booking deposit) is payable on arrival, and is non-refundable. It is strongly recommended that guests take out holiday insurance upon booking to cover the possibility of cancellation charges.

Bed Linen and towels

Bed linen and towels are supplied free of charge.

Behaviour

We reserve the right to terminate this contract (and ultimately your holiday), if the behaviour of any guest is likely to endanger the safety or well being of himself/herself or others, or contravenes these terms & conditions, or damages or is likely to damage the property of Mount Brandon Cottages.

Contract

When you submit a booking via our or a third party online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.

Complaints

In the unlikely event of a complaint, please notify the management immediately.

Damage Deposit, Breakages & Cleaning

A refundable damage/cleaning deposit of €100 per cottage must be paid on arrival. This damage/cleaning deposit will be refunded within 7 days of guests’ departure and after your cottage has been inspected, and the management is satisfied that the terms and conditions of rental have been complied with. Final cleaning is included in the rental charge, but failure to leave the cottage in a clean and tidy condition, may result in the loss of the security deposit or a minimum cleaning charge of €40.00. In particular, guests are expected to clean up spillages of any kind in any room as they occur, and all kitchen dishes, pans and utensils must be thoroughly washed when they are used. A full cleaning kit is provided, in addition to a sweeping brush, mop & bucket, vacuum cleaner, and dishwasher. Breakages must be paid for, and guests are expected to notify the management about any breakages.

Electricity and Heating

The heating and hot water is operated by an oil burner in House No. 2 and by electric storage heaters as well as an immersion in House No. 1. The electricity meter is read upon arrival and again upon departure  in order that usage can be calculated on departure day. Guests pay for their own electricity and oil. Oil is charged for on a daily basis depending on time of year and length of time that heating is running. Both electricity and oil costs are payable prior to departure.

Late arrivals

Failure to notify the management of a late arrival may result in your reservation being cancelled.

Liability

The management shall not be liable for any damage to or loss of personal property or personal injury that may be sustained by any of the guests during their reserved stay.

Pets

Pets, other than guide dogs, are only permitted in Mount Brandon Cottages after prior approval by the management. MountBrandon Cottages have two purpose-built dog kennels for the use by our guests.

Right to Decline

The management reserve the right to refuse, alter or cancel a booking, even after receipt of the final payment. In addition, we shall be relieved of all liability should Mount Brandon Cottages not be available due to circumstances beyond our control. In such an instance, we will attempt to find alternative similar accommodation for the guest(s), or a full refund will be offered. However, no refund or liability will apply to a situation where a guest is requested to vacate, or leaves of their own accord, prior to the expiration of their booking.

Supervisor Access to Property

The management may at all reasonable times visit the property during the guests’ stay and on departure.

Visitors

Visitors visiting the occupants of the holiday cottages are asked to leave the premises by midnight. Please leave in a quiet, orderly fashion and have respect for the guests in the other cottages who may be asleep.

Note: “The management” when referred to in the above Terms & Conditions shall be taken to mean either Andrea Wenner or a nominated caretaker. A caretaker will be nominated only in the absence of Andrea Wenner in which event contact details for the caretaker will be notified to guests.
